COVID-19 Response Efforts
Safety is our #1 priority at Seascape Golf and Beach Resort. Our Valued Guests can book with confidence knowing each unit is professionally cleaned before and after each stay to ensure all high touch-point surfaces are thoroughly cleaned and sanitized. In addition, our remote check-in procedures ensure a contactless arrival so our guests may enjoy their vacation with little to no staff interaction. Check in Procedures:
Check in time is between 5pm and 6pm on day of arrival. There may be times when access to your unit is unavoidably delayed due to cleaning or maintenance issues. There will be no discounts offered due to a late check in, however management will strive to limit the amount of time between guest arrival and access to the reserved unit. If you plan to arrive early – please feel free to enjoy the beach or explore the area until you are able to check into your unit. When your unit is ready for check in you will be notified by email and/or text message at the email address and/or cell phone number you provided – with your electronic key code for your stay. If your unit is available early, you will receive this notification prior to 5pm. In order for you to receive your check-in information remember, you must have completed the digital registration at: www.seascape-resort.com/arrival. Failure to complete this process may delay your check in time unavoidably.
Check out Procedures:
Check out time is 10am on the day of departure. You will receive a text message and email with a link on the night before your departure. When you are departing the unit – simply click the link confirming that you received – and your checkout will be complete. Unauthorized late check-out will result in the guest having a balance due equal to ½ of one day’s rental fees. By signing the reservation confirmation and registration, the guest is authorizing management to charge this additional fee to the major credit card on file.
Advance Rent Payment:
An advance rent payment will be required to confirm your reservation. Seascape must receive this payment at time of booking by major credit card. The amount due at time of booking may be equal to up to 50% of the total reservation or $150, whichever is greater. The full amount of the advance rent payment will be credited towards your total bill. Payment is due in FULL for the balance of the reservation a minimum of 60 days prior to arrival. Your credit card on file will automatically be charged for this balance 60 days prior to arrival, unless we are contacted prior to this date to change credit card payment options. In addition, digital completion of your formal registration must be completed 48 hours prior to arrival. For guests making bookings through 3rd party vendors – additional fees due at time of arrival must be paid prior to being allowed to check into the unit. This can be done by contacting the property directly at: 800-874-9106 ext. 2 between the hours of 9am and 5pm CST, 7 days a week. Reservations made within 60 days of arrival date must be paid in full at time of booking. Guests wishing to make online payments are welcome to do so by visiting us at: www.seascape-resort.com/payment. If you would like to pay by check or money order, payment must be received in full 14 days prior to arrival. All returned checks will be subject to an additional $250.00 fee. Failure to pay the balance of the reservation will result in a cancellation without refund of the advance rent payment. Reservations made under false pretenses of any kind will result in the forfeiture of all rental payments and eviction.
Security Deposit:
Each guest MUST provide a valid major credit card prior to check in to cover any intentional damages or accidental damages that are not reported to Seascape Rental Management. Violations of Seascape Rental Policies and Procedures will be subject to immediate eviction. Damages and Penalties will be assessed to the credit card on file. By digitally signing this document and/or entering your unit for check in you acknowledge and authorize this charge if applicable.
Pets:
Pets are restricted to units that are designated as "pet friendly" units only. Guest’s requiring pet friendly units are subject to a non-refundable pet fee of $275 per reservation. Damages relating to pets are not covered by the pet fee and are subject to additional charges to the guest credit card on file. Pets are strictly forbidden in non-pet friendly units. Having a pet in a property that does not allow pets is grounds for immediate eviction without a refund of any payments made by the guest. Ariel Dunes, Majestic Sun, Empress, Surfside and Edgewater strictly prohibit pets in any of their units.
Advance Reservations:
Seascape Rental Management will accept reservations for up to one year in advance; however we cannot confirm or guarantee rates for dates beyond the current published rental rates.
Property Assignments:
Upon confirmation, management will assign the guest to a particular property; however management does not guarantee specific assignments or requests. In the event that your unit assignment is changed, you will be notified via email and you agree to accept this notification. Every attempt will be made to honor requests such as: specific floors, unit numbers and bedding types. However, such requests CANNOT BE GUARANTEED. If the unit assignment is moved, substitutions will be as similar to that of the original accommodations, including size of unit and property location where possible. Management reserves the right to change the unit assignments without notice. No refunds or reservation discounts will be given due to changes in location of unit, size of bedding and furnishings.
Severe Weather:
We do not refund rents or advance payments due to cancelled or shortened stays because of inclement weather. The only exception to this rule is in the event of a Hurricane approaching the area. We will issue vouchers for any unused days in the event of a Tropical Storm or Hurricane Warning for our area, your home area, or in the event of a evacuation orders from state or county officials.
Maximum Number of Guests:
The maximum number of guests is determined by the unit size and bedding arrangements, as noted on the Seascape-Resort website. Guests who exceed the number of allowable occupants in a unit are subject to immediate eviction without refund of any monies collected. Standard occupants are 4-6 per 1 bedroom, 6-8 per two bedrooms, and 8-10 per 3 bedrooms. Some units do accommodate more than 10 guests – in these instances – please only list guests over the age of 14 individually and then notate number of children and their ages in the final field. Family Rentals and Age Restrictions: All of our rentals require a minimum age requirement of 25 to make a reservation. No units will be rented to vacationing students or young adults under the age of 25 who are not accompanied by a parent or legal guardian. A parent must be staying in the unit at all times. Our rental units are monitored for violations of this term and any deviance from this policy will result in immediate eviction without refund of any monies. In accordance with Florida Statue 509.41, reservations made under false pretense are null and void and check-in will not be allowed. This policy includes rentals made by parents who do not check in, and/or leave overnight during the length of the stay. No exceptions will be made to this rule! During Spring Break, special registration policies in effect: the ratio for each reservation must be one parent or guardian to every two persons under the age of 25, unless those individuals are also under the age of 16.
No Subletting:
The rental property may not be sublet. Your reservation is not transferable to another party.
Rates:
Rates are subject to change without notice. We reserve the right to correct rates that may have been misquoted due to human and/or computer error. We acknowledge that bookings made through third party providers may be at different rates than Seascape’s published rates and management is not responsible for any differences whether there is a positive or negative discrepancy.
Cancellations and Additional Policies:
A $150 cancellation fee will be charged on all cancelled reservations or reservations where a date change is made or unit change is made at the guests' request. Your advance rent payment will be refunded less the cancellation fee and reservation fee according to the following schedule: Bookings cancelled more than 60 days in advance of arrival: Subject to refund less noted fee of $150. If guest notifies Seascape less than 60 days prior to scheduled date of arrival guest will forfeit advance payment plus $150 cancellation fee. Guests who fail to notify management of intended cancellation, also known as "no-show" guests will be charged for the full amount of the reservation on file. This amount will be charged to the credit card on file and no refunds or credits will be issued. Bookings made less than 60 days in advance of arrival: Subject to no refund, and reservations must be paid in full at time of booking. This amount will be charged to the credit card on file and no refunds or credits will be issued. Bookings cancelled within 24 hours of booking, but outside of 7 days within arrival will be granted a grace cancellation at no charge. Cancellations or length of stay changes over major events or holidays will not be eligible for any refund at any time. If you have purchased trip insurance, please note that refunds on cancellations will be subject to submitting your claim with the appropriate policy documentation directly with your trip insurance provider, and they are the ones that will issue any refunds due to you. REFUNDS DUE FROM THIRD PARTY BOOKING CHANNEL FEES ARE NOT REFUNDED BY SEASCAPE RESORT AND MUST BE REFUNDED BY THE THIRD PARTY YOU RESERVED THROUGH AND WHO CHARGED YOU.
Amenity Cards | Keys | Pool Bands | Fitness Center Proximity Cards Policies:
Any units that utilize a formal hard key – must have that key returned to the lock box provided. Failure to do so will result in a $75 charge to be collected from the credit card on file. Pool bands and fitness center proximity cards (if applicable) have been left in your unit. The maximum allowed occupancy reflects the number of pool bands provided. Failure to leave any of the pool bands in the unit, upon departure, will result in a $30 charge per band. Failure to leave a fitness center proximity card (if applicable), will result in a $75 charge. Amenity cards for the Seascape Amenity program have also been provided in your unit (if applicable). Any incurred charges will be applied to the credit card on file after departure.
Housekeeping:
Daily housekeeping and towel exchange services are available for an additional fee during the length of the stay. The daily charges can be provided to you through our guest services department which can be reached at: 850-269-2853 upon your arrival, between the hours of 9am and 5pm CST. Laundering facilities are provided either within each rental unit or are available on the grounds of the property. Additional cleaning services or laundry services are not covered by the cleaning fee paid as part of your initial booking.
Personal Property:
Seascape Resort is not responsible for the security of your personal property including but not limited to acts of theft, vandalism, or other damages to any personal property or for personal items left by guests in the accommodation at departure or during your stay.
Beach Towel and Equipment:
Beach towels are not provided by management and the guest is required to bring their own supply. We do not permit towels, sheets, blankets or furniture to be removed from the property. Failure to comply with this measure will result in additional charges to the guest credit card on file to replace lost or damaged linens, terry, or furnishings.
Maintenance Issues:
During your stay promptly report any maintenance problems to the Seascape Guest Services department. Please do not leave doors or windows open while the A/C or heaters are operating. Seascape staff may enter the property to respond to any maintenance and/or housekeeping issues during your stay. Please be advised that while we make every effort to keep our units in top condition, maintenance situations will arise from time to time and any refunds will be based on the severity of the issue(s) and the overall impact to your vacation. No refunds will be provided for minor issues or issues that are resolved within a reasonable timeframe.
Good Neighbor Policy:
We respectfully request that guests remember that they are staying in someone’s home during their vacation. Please treat it with care and leave it in good condition at check-out. Please observe all property regulations and rules. Smoking inside units is strictly prohibited. Please note - Majestic Sun is a smoke-free property and smoking is only permitted in designated areas. Parking permits will be provided in your unit upon arrival. Standard issue will be one pass for one and two bedroom units; two passes for three or four bedroom units; three passes for units with five or more bedrooms. Boats, Boat Trailers, Recreational Vehicles, etc., are restricted to parking in designated areas. The use of drones or similar unmanned flying aerial vehicles is prohibited. Please check with the Maintenance Department at: 850-650-2649 at time of booking and prior to arrival to confirm space availability and/or reserve space in these designated areas. Seascape serves as the rental agent/manager for the owner of the rental property has the authority to evict guests who do not adhere to the management and property rules and regulations. Please note: If you are staying in a unit currently listed for sale, we may find the need to show the property during your visit. We will make every effort to schedule the showing at a convenient time so we do not disturb your vacation. By agreeing to our terms of service and privacy policy when booking a reservation with Seascape Resort via phone or online, you are agreeing to receive special notices from Seascape Resort via email and/or SMS text services. Please note, cancellations and/or early departures due to inclement weather do not warrant a refund.
